Park Square

The landmark green-star rated, mixed-use development Park Square situated in the heart of Umhlanga Ridge was constructed by the Stefanutti Stocks Building Discipline, as the main contractor for Nedbank CIB Property Finance KZN – Corp & Invest Banking. This retail and office development was constructed between November 2016 and September 2018.

Background: Park Square is a new mixed-use office and retail development situated in Umhlanga Park Side node adjacent to CJ Saunders Park and opposite the Gateway Theatre of Shopping. It has a 4-Star Green Design and As Built rating and serves as ones of Nedbank’s flagship campuses in South Africa.

The Project Scope

The 10-storey development consists of five separate towers arranged around a public square and a retail component on the ground floor.

The total project floor areas cover a gross lettable area (GLA) of 40 000m2. This includes 36 000m2 commercial office area over five blocks along the perimeter of the site, with the 9 000m2 Nedbank call centre housing 1 200 Nedbank employees. The 4 000m2 retail space is located at ground level and surrounds a public piazza that is linked to CJ Saunders Park by a 16m-wide arcade.

The 34 682m2 car parking area spans four levels of basement parking and on grade parking for the retail space.

The project comprised 80 000m2 of post tensioned concrete slabs over 10 levels and covering a 16 000m2 footprint. Park Square’s concrete framed buildings, with brick infill in parts and glazed curtain walls, also incorporated unique architectural designs requiring extensive off -shutter concrete work, as well as a raking slab and raking circular columns at the entrance to the Nedbank lobby on the ground floor.

Green construction methodology

The construction methodology considered the nine environmental impact categories specified by Green Star SA and by which the project would be rated. These included management; indoor environment quality; energy; transport; water; materials; land use and ecology; emissions; and innovation.

An in-house initiative “Create with Waste” encouraged upcycling of construction waste generated by the project in innovative ways.

Throughout the project the Park Square team set high safety standards and achieved a Lost time Injury Frequency of zero (two million man-hours worked). In addition to the development achieving the desired 4-Star Green Design and As Built rating the project was awarded five stars for Safety by the Master Builders Association (MBA), placed first in its category for Safety in both 2017 and 2018, was the recipient of the “Keep Durban Beautiful” award for Housekeeping and won the MBA Excellence award for its category from MBA.
